Engineered wood is real wood — a hardwood top layer bonded to a stable multi-ply core — so its price depends mostly on how thick that top layer is, the species, the plank format and how it is fitted. These are the market ranges we found in October 2026 from Indian dealer listings and price guides. They are market ranges, not our prices.

A thicker top layer costs more but can be sanded and refinished more times, so the floor can outlast a cheaper one. Ask how many times the product can be re-sanded, and get that in the warranty terms.

Material-only vs installed price

Add labour, adhesive or underlay and skirting to the material, and a mid-range engineered floor typically lands somewhere around ₹350–600 per sq ft before GST; premium and herringbone floors go well beyond that. Price guides we checked quoted installed engineered wood anywhere from about ₹280 to ₹900 per sq ft, which shows how much the top layer, species and fitting method matter. GST on engineered wood: 18%

Assembled wooden flooring panels (HDF-core products may be billed under HSN 4411 instead) carry GST at 18% under the rates in force since 22 September 2025 (Notification 9/2025-Central Tax (Rate), HSN 4418). Bamboo flooring is the exception at 5%. Installation is typically taxed at 18%. Older pages showing 28% are out of date. Example: ₹400 per sq ft + 18% GST = ₹472 per sq ft. Confirm the rate on your invoice with your accountant.

What drives the price

  • Top-layer thickness: decides how many refinishes the floor can take.
  • Core: multi-ply plywood is more stable than HDF and costs more.
  • Species and grade: oak, teak, walnut; rustic grades with knots cost less than clean select grades.
  • Plank size and format: wide, long planks and herringbone cost more.
  • Finish: factory lacquer or oil, brushed or smoked surfaces.
  • Fitting method: glue-down costs more in labour and adhesive than floating.

How to compare engineered wood quotes

  1. Top-layer thickness, total thickness, core type, species and grade on every quote.
  2. Floating or glue-down, and which adhesive or underlay is included.
  3. Moisture checks: wood needs a dry slab and steady indoor humidity — see flooring for Indian humidity and termites, including anti-termite treatment of the slab.
  4. The same price basis: per sq ft of floor or supplied, excluding or including 18% GST.
  5. Skirting, profiles, levelling and removal of the old floor as separate lines.
  6. Warranty terms in writing, and how many times the floor can be refinished.

Where engineered wood makes sense

Living rooms and bedrooms that are air-conditioned most of the time, where you want the warmth of real timber. It is not water-resistant, so keep it out of bathrooms and wet-mopped kitchens. If water or budget is the deciding factor, compare SPC prices and SPC vs laminate vs engineered wood.
